Walmart set to open July 10

Supercenter to be open 24 hours/day in Dahlgren at King George Gateway

King George Gateway developer Edward A. Murphy of OMZ King George LLC and owner of Realty Development Services announced that July 10, 2011, is the date set for the grand opening of a 152,000 square foot Walmart Supercenter, under construction in Dahlgren.

Murphy made the announcement at last week’s meeting of the county’s Economic Development Authority (EDA) on Nov. 10, saying the Walmart store will be open 24 hours a day.

The store will have a supermarket and pharmacy, along with home living and outdoor living areas for shopping.

 

The project’s first phase was approved last year with the OK for the subdivision of the property also granted a year ago.

There are about 124 acres for the first phase of the development, which includes a row of seven pad sites fronting along US 301 for which site plans will be submitted separately after tenants are finalized.

Phase I calls for a total of 214,748 square feet of retail space including the Walmart anchor store, with an additional 81,275 square feet of retail space broken into 10 multi-tenant retail spaces.

KLNB Retail is the exclusive sales and leasing broker for the project. The pad sites with roadside visibility are suitable for uses including fast-casual restaurants, financial institutions and medical or automotive facilities.

Future plans for the King George Gateway development also include several components expected to maximize the site with a mix of retail, office, hotel and residential uses.

This trend in development comes at a time when localities are looking for ways to mitigate traffic by providing town centers that include places for people to live, work, shop and play.

A full-service hotel is earmarked for a 4-acre pad site at the project, with Murphy saying it was recently approved by Marriott for a hotel site. A franchise for a hotel has not yet been secured, though Murphy says he is confident they will have one by 2012.

He said he is negotiating with another big box store to also go in during a later development phase. Future phases for King George Gateway also include plans for a 240-unit townhouse development to go in behind the retail section. That would necessitate rezoning a 42-acre parcel.

Most King George residents say they are looking forward to a convenient retail center for shopping without going out of the county, with public opinion overwhelmingly positive for some new retail shopping alternatives.

The county is also looking to the increased revenue for the county’s tax base.

Nicole Thompson, Economic Development Director for King George, has said the regional retail development is expected to add jobs and generate economic development activity.

In addition to shopping convenience for county residents, the project is expected to generate retail business from the thousands of out-of-county day-time employees who commute to work at the Dahlgren Navy base and associated contractors.

LOCATION   

The development is being constructed on the west side of US 301 in Dahlgren, directly across the highway from the Dahlgren Technology Center, an office park that houses several government contractors. Bayberry subdivision is farther south along US 301.

The University of Mary Washington’s Dahlgren Campus Center for Education & Research post-graduate facility is being constructed on the south side of the shopping center property. The 45,000 square foot campus is under construction with an opening expected in 2012.
