Wal-Mart building plans submitted to King George

The Wal-Mart planned for Dahlgren now has its building plans on file in King George County.  
The building plans for the Wal-Mart supercenter store project were filed last week with the Department of Community Development for review and comment by the county building official.  
That is expected to take place prior to submission of an application for a building permit for the chain store behemoth.
The shopping center is currently being marketed as “King George Gateway.”
Its final site plan was reviewed and approved by the Planning Commission back in the summer on Aug. 11.  
A subdivision final plat for the shopping center was approved by the Planning Commission at last month’s meeting on Nov. 10.  
The approval of the final site plan and subdivision of the property were the main actions required by the county, since the commercial development is in line with the existing zoning.  
The shopping center is being commercially marketed with Wal-Mart openly noted as the anchor store. But there has still been no official announcement by Wal-Mart.  

Its developer, OMZ King George LLC, is represented by Edward A. Murphy.
Murphy was asked this week when an announcement could be expected by the retail giant.
Murphy said it’s not his call, but added, “Honestly, I would think soon.”
The name of the retail giant didn’t come up at last month’s Planning Commission meeting, though one commissioner tried to get Jack Green, King George Director of Community Development, to say it.  
But that has changed with submission of the building plans.
Green talked about it last week, telling The Journal, “Months ago, probably a year ago now, we encouraged them to submit their plans early.”
But Green hedged, adding, “Anything could happen. We’ve had companies before submit plans and not follow through.” He added, “They have not made an announcement.”
King George has been buzzing about a Wal-Mart coming to Dahlgren off and on for the last several years, with speculation heightening.
Most of the expressed public opinion has been overwhelmingly positive by residents clamoring for retail shopping alternatives within the county.
Residents and county officials alike are looking forward to the boost in sales tax revenue for the county’s tax base from retail sales.

LOCATION
The development will be on the west side of U.S. 301 in Dahlgren.  It is identified as Tax Map 9 Parcel 82J and directly across U.S. 301 from the Dahlgren Technology Center.
The planned Dahlgren Education and Research Center post-graduate facility will be constructed on the south side of the shopping center property.  The KLNB Web site refers to it as “University of Mary Washington Graduate Studies Campus.”
Access is provided to the state-owned university property by the retail development’s main entrance to be constructed into the Gateway development. Bayberry subdivision is farther south on U.S. 301.

ACREAGE & ZONING
The property for this phase of the development contains about 124 acres zoned Retail Trade District (C-1) and General Trade District (C-2).  Retail sales are permitted by right in both the C-1 and C-2 zoning districts.
The plan for Phase I depicts a total of 214,748 square feet of retail space including the anchor store, with an additional 81,275 square feet of retail space broken into 10 multi-tenant retail spaces, with a row of seven additional pad sites fronting along U.S. 301 for which site plans will be separately submitted.
